General information about Hojancha

We are very often asked why we are in Guanacaste and why specifically in the small town of Hojancha. The answer is very simple: Hojancha is located in one of the only five blue zones worldwide.
But we are not limited to Hojancha, and can also provide you with beach parcels or properties with ocean views. We know the peninsula of Nicoya, where our parcels are located, like the backs of our hands, so it is no problem for us to provide you with the right properties.
Let’s get back to Hojancha. Because of the many questions we receive about this town and its surroundings, we would like to explain the most important points for local and foreign investors regarding this rare area.
CLIMATE
The big advantage is that from November to April, it is summer. This is exactly the time of the year where it is coldest in North America and Europe, so and many people are looking to spend this time in a more pleasant climate.
Here in Hojancha, during the summer period, temperatures range between 22 and 32 degrees (71°-89,6°F).
What makes these temperatures even more comfortable is a steady and refreshing breeze, so you don’t sweat.
During the “winter” or rainy season, temperatures range between 20-28 degrees Celsius (68°-82,4° F). The first rain usually arrives in May. Until mid July, it rains a couple of times during the week.
Then, until the end of August, it is something like an “in-between summer” with only a few rainfalls.
This is a very beautiful time, since the nature gets greener and blossoms.
From September to mid-November, the rainfalls increase again, but not in way you might know from parts of Asia, where you can’t leave your house anymore.
To sum it up in one sentence: the climate is absolutely pleasant here the whole year. The humidity, which can be the main problem for North Americans and Europeans, is very low.
So one of the main reasons that the area of Hojancha was certified as a “blue zone” was and is the climate.







SAFETY
Besides, the Canton Hojancha is considered the safest. The last violent crime was 18 years ago.
So you can move completely freely and safely here, without having to watch your back all the time. Also, burglaries are basically unknown.

INVESTMENT SAFETY
The country Costa Rica has been considered for a long time as a model country and is appreciatively called “Switzerland of Central America.”
The country has a long democratic tradition (since the year 1889) and in 1949, the military was abolished. The money saved from the military could be invested in education, so that the population has a relatively higher education level.
The legal system in Costa Rica is comparable with the European one. Legislation allowsunlimited right of property and possession. Local and foreign investors are treated equally before the law.
The land registry and the commercial register are transparent, so that you can check property owners, liabilities and mortgages via the internet. Thus, in a legal context, the investment safety is basically on the same level as in Europe or North America.

TRANQUILITY BUT NO LONELINESS
If you prefer, you can live completely isolated, but this is something only a few people can manage to do. We have the perfect combination: tranquility without road, flight or train traffic, but only three minutes to the center of Hojancha.
There, you can find supermarkets, doctors, butchers, small restaurants, the Banco Nacional (largest bank of Costa Rica), a post office, a small clinic, an ice cream parlor, a large church, notaries, lawyers, a little town park with events and much more. And people are happy when they see a foreigner.
About 20 minutes from Hojancha is the province capital, Nicoya, which has further shopping facilities, such as construction markets, a Walmart and several other stores.

THE PEOPLE
It is really difficult to describe the nature of the Ticos (Costa Ricans call themselves that).
They are cosmopolitan, tolerant, down-to-earth, helpful but also traditional.
As a European, Thomas can say: “Nowhere else in the world I have been received as well as in Costa Rica. My best friend in life (Javier), who is like my brother, is a Tico. He never let me down, he was always there for me, and vice-versa. The rest you have to experience yourself.”

WHERE IS THE BEACH?
We are of the opinion that it is better to live in a perfect climate and to drive to the beach! From our parcels, you can reach the beaches, such as Playa Samara and Playa Carillo within 30 minutes.
These beaches fulfill your tropical dream: white sand, coconut palms, cyan colored water, small restaurants and only small crowds.




NICOYA COSTA RICA REAL ESTATE – CAN YOU CONSIDER A PARCEL AS AN INVESTMENT, WITHOUT LIVING THERE YOURSELF?
Now, let’s get to the price of parcels. We ask for between $15 and $35 per square meter for our parcels, depending on size and location. These prices were determined by an independent appraiser, and at these prices, locals can also buy a parcel here.In the Central Valley, prices in a good location range between $200 and $800 per square meter. This alone shows the appreciation potential. Right now, we observe a healthy appreciation of between 5% and 10% per year, which makes an investment quite attractive. Because of the already mentioned special factors (price development in the Central Valley and in Nicoya), even stronger increases during the next years are likely.
